THE HOUSE & PROPERTY Escape to BoHo Farm House, a newly renovated luxury retreat featured in PureWow’s “15 Pet‑Friendly Airbnbs Near NYC.” Designed from our years of experience hosting guests in our film/photo studio and managing multiple properties, this 3‑bedroom, 3‑bath sanctuary sits in the scenic Hamlet of Accord. Perfect for a romantic escape, a weekend with friends, or an unforgettable family vacation. The Scandinavian-style ranch mixes clean modern design with mid-century flair. Vaulted whitewash wood ceilings create an airy feel, and the decor exudes modern yet comfy charm. Enjoy natural light flooding the open living spaces, offering picturesque views of the 8-acre property. Cozy up by the indoor fireplace, enjoy a soak in the tub, or prepare a meal in the chef’s kitchen. Outside, you’ll find fire pits, out door games, a stream side gazebo, BBQs, and a seasonal pool. We’re dog-friendly, with a spacious, fully fenced area around the home where your pup can roam safely. A $100 pet cleaning fee ensures a spotless stay for future guests. THE KITCHEN Experience culinary heaven in the chef's kitchen at BoHo Farm House. Equipped with top-of-the-line appliances and ample counter space, the chef's kitchen is perfect for creating delicious summer meals. We also have a seasonal help-yourself veggie garden to enjoy the freshest possible. Our home is your home. We hope to attract like minded people who share similar values and are curious. We want your experience to be one you will want to repeat over and over. We also ask that you respect the natural habitat and do not allow your dogs to hunt our precious wildlife. We will continue to add more features and services and would love you to be part of creating our little utopia through your personal requests. Our goal is to share the beauty of our environment, and provide a sanctuary for you to feel any stress you have experienced in the lead up to your trip evaporate when you enter our space. During the colder months, a few tiny visitors like field mice or bugs may occasionally find their way indoors. We’ve taken natural steps to keep them out, but if you do spot one, please know it’s a harmless part of the season. Your comfort and safety are our top priorities, and we're always here to help! Pool Season & Heating Info Our pool season usually runs from April through October, but the water temperature always depends on the weather. July 1 – August 31: The pool heater (a “heat pump”) is set to 84°F. On most days, it can raise the water temp about 10–15° above the outdoor air temperature. Since it works by pulling heat from the air, cool nights or chilly days can keep it from reaching the full 84°. Remember: the “average temperature” is based on both day and night temps. Before July 1 & After Sept 1: The water temperature will vary more with the weather and is unlikely to reach any higher than the average (day/night) air temp. Even if the heater is on (at the owner’s discretion), it may not always feel “swimmable” to everyone. Other things to know: The pool is large (30,000 gallons), so it can take a couple of sunny, 80°+ days to warm back up after cooler weather. The heater only runs during the daytime. Setting the thermostat higher than 84° won’t heat the water faster—it just makes the system keep trying, even if the weather won’t allow it. We don’t use gas heaters because they cost about $10/hour to run (one weekend once used a $600 tank). The heat pump is the most sustainable and fair option for everyone. In summary:
We can’t guarantee an exact water temperature, but we’re always hoping for blue skies and perfect swimming weather for your stay! If the pool isn’t swimmable during your visit, we hope you’ll still enjoy everything else the home and the Hudson Valley have to offer. Our longer term goal is to build a sustainable & regenerative mini farm with vegetables and herbs you can pick from our veggie garden and surroundings. Additionally, we will use the barns and fields to host rescue animals like we do at our other home in Accord.

The entire property of 8 acres is for your use. This includes the immediate area around the house that is fully fenced in, the maple forest, and fields. Please respect our neighbor's property by not crossing onto their land. Please keep dogs on leashes when outside the enclosed fenced area around the house. The house is very private and you have the entire property to yourself. The only people who might come by are maintenance staff for essential tasks like mowing the lawn or cleaning the pool and we will do our best to arrange this at the most convenient time for you. While the house is not fully equipped for handicapped access, it is wheelchair friendly with a few lifts up some steps. Early check-ins and late check-outs are complimentary provided there are no prior bookings on your dates. Confirmation for these can only be given the evening before after 7pm of your stay, so please message me if interested after that time. If your travel plans hinge on early check-in or late check-out, it's advisable to book an extra night to guarantee availability, potentially at a reduced rate. Please note, if we do grant a free early check-in or late check-out, we reserve the right to accept last-minute bookings that may require you to revert to the standard check-in/check-out times listed.
